<p>There seems to have been a little bit of controversy with a huge rant <a href="http://www.dnforum.com/f123/do-not-use-mini-site-development-services-especially-rick-latona-aeiou-they-lie-thread-351094.html" target="_blank">here</a> &amp; reply by Rick <a href="http://www.dnforum.com/f123/rebutal-mike031s-comments-aeiou-com-thread-351186.html#post1651289" target="_blank">here</a> on his minisite service. I posted my <a href="http://selfmademinds.com/200809/mini-site-alternative/">thoughts before</a> and promised an update. </p>
<p>Firstly, it&#8217;s not meant to be development, it&#8217;s a quick and lazy way to get a domain indexed and possibly ranking for non competitive terms, from the few I have had done some do rank &#8211; for me this gives them more credibility when looking to lease the domain out, if it&#8217;s ranking for it&#8217;s name it just makes it easier. It&#8217;s not something you can do with 1000 domains with no type in traffic and expect a return, for me it&#8217;s a start to leasing domains or building on them later.</p>
<p>One of the domains I used aeiou.com for ranked top 5 within 2 months, it wasn&#8217;t a competitive term so no major feat but exactly what I wanted. I then leased the domain to an end user for £100 per month who took over the site and put their own website on it, this wasn&#8217;t a waste of time, it helped me get the domain to where I wanted it- to an end user. The domain cost £1500, minisite about £170 and now I get £100 per month back so a safe return on my investment for little work and the domain is put to proper use.</p>
<p>One major point I want to make, it seems like loads of people like to comment on how you can get the same for less, that it&#8217;s overpriced, I decided to let others try it then and I offered to let 2 people do them cheaper if they felt $250 was overpriced, neither of them delivered anything. It&#8217;s always easier to comment than to take action. So as an option to not doing anything I think it&#8217;s a good option, if you have time and inclination your better of doing the work yourself, it&#8217;s not a one size fits all.</p>
<p>Should also point out Kieron offers a service for content &amp; linkbuilding at <a href="http://www.contentnow.co.uk" target="_blank">ContentNow</a> which I have yet to try out but hope to at some point so would welcome any feedback if you have used that.<br />

			<content:encoded><![CDATA[<p>The google tool really has come into it&#8217;s own for me and I&#8217;ve certainly been putting it to work, <a href="http://selfmademinds.com/200807/google-keyword-tool-now-shows-numbers/">I mentioned in July</a> that the tool is showing numbers, I have been doing some keyword research and using that tool throws up some interesting search terms that have relatively decent search volume. Also using it for checking possible dropping domains.</p>
<p>Take a search term like &#8216;leasing&#8217; I like <a href="http://www.leaseadomain.co.uk" target="_blank">leasing</a> as I have mentioned before, monthly repeat payments hmm!<br />
If you put leasing into the Google tool &#8216;exact match&#8217; it brought the usual search terms that you would expect:</p>
<p>car leasing<br />
car lease<br />
contract hire</p>
<p>But quite near the top was a term I didn&#8217;t expect to see : lease cars ~ 9-12,000 searches a month<br />
Checked and no website on <a href="http://www.leasecars.co.uk" target="_blank">leasecars.co.uk</a>, checked the whois and found a name. It then took over an hour of detective work (no email addresses in UK domain whois) to track down the owner through other domains he owned as even the address he used on the whois was for his registrar so all I had was a name, he lives in the US so that means I could make an offer in dollars which is nice <img src='http://selfmademinds.com/wp-includes/images/smilies/icon_smile.gif' alt=':)' class='wp-smiley' /> </p>

<p>I offered $750 for the domain and within 12 hours received a response that he would accept $1000 and split Escrow fees, completed the deal at the end of last month, bargain I reckon. It&#8217;s not easy finding a car leasing company/affiliate scheme but I sent a few emails and tracked someone who will in the next few weeks supply me a feed for unique content and pay 50% commission on completed deals which range from £400 to around £1000 per deal, a nice addition indeed.<br />

		<title>What to look for in a website you want to buy</title>

Keep in mind I have only learnt from my own mistakes so those lessons [...]]]></description>
			<content:encoded><![CDATA[<p><img align="left" src="http://selfmademinds.com/wp-content/uploads/overreach.jpg" alt="Aiming high" />I was asked a question on <a href="http://www.marketingchat.org/forum/index.php" target="_blank">Marketing Chat</a> the other day and it probably deserves a post, what would I normally look for or do when I found a website that I wanted to buy that earned it&#8217;s income mainly from Adsense? Keep in mind I have only learnt from my own mistakes so those lessons that cost me time and money could hopefully save you some. These things are easier to do with an example site so I&#8217;ll use TattooFonts.net which I have mentioned as a minisite I own in the past.</p>
<p><strong>Initial homework<br />
</strong>Google the domain name &#8211; make sure it ranks preferably No.1 for the domain name, so if the domain was TattooFonts.net I would google &#8220;<a href="http://www.google.com/search?hl=en&amp;q=tattoofonts&amp;btnG=Search" target="_blank">tattoofonts</a>&#8221; as one word and expect it to rank well &#8211; just to make sure there are no penalties like the recent &#8216;John Chow&#8217; debacle.</p>
<p>Google the main competitive terms the site should rank for, looking for top 20 results or with potential so for this example things like &#8220;<a href="http://www.google.com/search?q=tattoo+fonts" target="_blank">tattoo fonts</a>&#8221; &#8220;tattoo writing&#8221; &#8220;tattoo text&#8221; should bring the site up, if it ranks top then less room for improvement but all good research.</p>
<p><a href="http://www.google.com/search?hl=en&amp;q=tattoofonts.net&amp;btnG=Search" target="_blank">Google the URL</a>, so this time you are looking for sites that specifically mention the site, if popular sites have been slagging of the website or calling it out for something you&#8217;ll likely see it in the top 50 results so I would usually search through to make sure references to the site were friendly.</p>
<p><strong>Communicating with the owner<br />
</strong>We are going to need stats, unique visitor numbers etc so ask if a stat program like <a href="http://www.google.com/analytics/" target="_blank">Google Analytics</a> is installed &#8211; if so they  can add your email address so you get user access just to view the traffic details. I always prefer real stats if possible as you can then make your own assumptions as to earnings as long as the traffic is real. If not Analytics then something like <a href="http://extremetracking.com/" target="_blank">Extremetracking</a> offer public stats that you can both access rather than screenshots &#8211; even if its just installed for a few days to confirm things.</p>
<p>Check the referrer data for the domain</p>

<p>So with this site it is clear the owner is sending some traffic through from their own network, Tattoos-By-Design.co.uk is sending almost 15% of the traffic, so always check to see if there are any traffic sources that are likely to stop or discontinue, if so then you need to make sure this is reflected in the asking price or an agreement is come to that continues it.</p>
<p>Geo-Location<br />
2nd biggest concern is the country of origin for the traffic, is it from a country that you know you can monetise, always check which countries make up the bulk of the traffic.</p>
<p>For Adsense ask for screenshots &#8211; preferably full screenshots, this is not on a public forum so ideally it&#8217;s good to get page impressions &amp; CTR data and you can always compare this to your traffic data to make sure it correlates for continuity, after all it is easy to add a few channels together and give false Adsense data.</p>
<p>Check the Adsense code used on the site by viewing the source code. Premium publishers can sometimes use keywords &amp; suggestions if they ever have problems with relevancy &#8211; this could help the previous owner but if you bought the website you may not be able to replicate the adsense earnings if your relevancy suffered.</p>
<p><strong>Domain transfer</strong><br />
Lookup the whois data and email the contact email address for the domain.<br />
Sometimes people have partnerships or fall out and sometimes people try and sell things they don&#8217;t even own! By sending an email to the whois contact you can confirm that the person with authority to sell the domain is the person you are speaking to.</p>
<p>Has the domain moved or been updated within the last 60 days, it is often the case that if a domains details have been updated or if the domain has moved the registrar puts a 60 day lock on the domain meaning it cannot transfer out. You may then have to create an account at that registrar that you didn&#8217;t want so the domain can be pushed, you would then have to keep a note and possibly wait until the 60 days is up and then move the domain at a later date to your preferred registrar.</p>
<p><strong>Hosting requirements</strong><br />
Does the site need php, 1,2 or maybe 3 mysql databases and how much bandwidth does it use, best be aware up front and make sure you can arrange hosting, can the seller move the website for you? Often possible, do they need phpmyadmin installed or any special requirements?</p>
<p>I have also found that small requirements can screw up a hosting changeover, things that sellers forget to tell you are needed, especially with older scripts so things like fopen or Register_Globals so if you are buying a website based on a script try and get from either the seller or the source of the script the readme/installation file. This should let you know what is involved and needed hosting wise and you can check with your current setup.</p>
<p><strong>Payment</strong><br />
As important as any other topic so don&#8217;t shy away from it, I prefer to use a personal credit card for purchases as it offers some sort of security for goods bought online that are not delivered from what I have been told.</p>
<p><a href="http://www.escrow.com" target="_blank">Escrow.com</a> &#8211; you can use a 3rd party Escrow service for security for the seller &amp; buyer so pay Escrow the money &#8211; receive the goods, confirm receipt and then Escrow pay the seller, if using an Escrow service then agree up front who pays the fees or whether you will split the fees 50/50.</p>
<p>I think that covers most of the main areas of concern, any comments or additions to the list above are always welcome.<br />

			<content:encoded><![CDATA[<p>Another post on finding old sites for sale <img src='http://selfmademinds.com/wp-includes/images/smilies/icon_smile.gif' alt=':)' class='wp-smiley' />  but a short one, this one is gold dust so for those of you who like the idea of looking for an old site that may have some traffic &amp; rankings already that can be bought then improved upon but you don&#8217;t know where to look or how to find the inspiration&#8230;this post is for you.</p>
<p>On a side note if this isn&#8217;t what you want to read about then <a href="http://selfmademinds.com/200708/the-meeting-of-minds/">please comment here</a>. We want to hear your thoughts.</p>
<p>A very simple but effective method for finding old dated sites.</p>
<p><strong>Method 1</strong><br />
Look for sites that run old scripts, there are often the same &#8216;tells&#8217; in these scripts that there are when hackers look for the same sites that may have a vulnerability so using the likes of Google as always you can find thousands of sites running older software versions of scripts that may indicate age/neglect etc</p>
<p>So if you do a Google for <strong>&#8220;powered by e-classifieds</strong>&#8221; I get just over a quarter of a million pages, there has to be some real gold in there!</p>

<p>So use sites like hotscripts.com and find old scripts and get to work.</p>
<p><strong>Method 2</strong><br />
Look for outdated practices like &#8220;webrings&#8221;, webrings used to be a popular way of linking to similar sites and were very popular however they are rarely used nowadays, there are thousands of sites still showing them, many of them will be old, we like old <img src='http://selfmademinds.com/wp-includes/images/smilies/icon_smile.gif' alt=':)' class='wp-smiley' />  many will have traffic/rankings and will be neglected. Many of those sites will have no advertising or monetisation.</p>
<p>There are a few different types of webrings but they mostly all have similar or standard text underneath them, so for example if you search for <strong>&#8220;Visit a complete list of WebRing memberships here&#8221; </strong>in Google even in speech marks for exact results I get over 12,000 pages.</p>

<p>Right near the top of page 1 check out  femalehealthmadesimple//.com thats a nice information site, no ads, contact page shows they have been around for a while, problems with spam and the site is around 5 years old.</p>
<p>Many free hit counters &amp; guestbooks and web polls also had standard text displayed on users sites with a backlink and that can easily be searched for. Now if you use any of those methods and strike gold you&#8217;ll be due me a pint <img src='http://selfmademinds.com/wp-includes/images/smilies/icon_wink.gif' alt=';)' class='wp-smiley' /><br />

			<content:encoded><![CDATA[<p><img align="left" src="http://selfmademinds.com/wp-content/uploads/gem.jpg" alt="Gem" />I mentioned last Monday that I managed to find (in my opinion) another decent gem of a domain, this one is a full website that ranks and is 5 years old and currently not monetised at all at present which means over the last few years it has been able to do it&#8217;s job ranking and getting some natural links.</p>
<p>Some of you that visit forums like Sitepoint &amp; DP will perhaps have noticed two things that have happened in the last 8 months in what is a fluid industry when it comes to buying/selling websites.</p>
<p><strong>1/</strong> Good websites can now command more than the old perceived 8,10 or 12 months x net income, in fact a really good old site with history can easily get 24 x net monthly income and in some cases more like 36 months.</p>
<p><strong>2/</strong> The really good &amp; robust sites for sale are scarce, very rare, hence this ads to their sale price a bit. When you remove the turnkey, warez, foreign traffic, seasonal &amp; proxy type of sites you are not left with that much.</p>
<p>Times have changed in the last 8 months and it is plain to see that very good established sites no longer get booted during random Google updates, if your site is well maintained and looked after and doesn&#8217;t partake in any nonsense generally abiding by the search engines codes of conduct then there is little reason to fear a sudden change in rankings.</p>
<p>That is not to say sites are safe from competition, just that they are less likely today to suddenly disappear, on top of that there is more communication from the likes of Google which again helps instill confidence. This stability of Google has had a knock on effect in website pricing, coupled with the lack of good valuable sites for sale prices have never been higher.</p>
<p>Why would anyone sell a site that made them $2k a month for $20k? &#8211; at present the usual answer is immediate debt problems or other financial woes, apart from that there is little reason for webmasters to give up sites that can generate wages for a quick payday. If you don&#8217;t have a site already that you aim to be your main breadwinner and think you can buy your way in, well the good news is, at present you still can, but I&#8217;d say buy now and buy quickly.</p>
<p>If that means putting a site on a credit card or borrowing then that is exactly what I would do if I were starting out afresh today, I&#8217;d spend hours each day searching &amp; firing off emails to find sites for sale that could provide you with a full time wage, this can be done on a budget of perhaps $1k-$5k, you can still find a site out there that could provide you with a full time income within a few months of finding and purchasing it.</p>
<p>The best kind of sites that could do this would likely not be for sale, that means there would be less if any competition but it also means they will be harder to find.</p>
<p><strong>I did this last week.</strong></p>
<ul>
<li>Time invested = 3 hours &#8211; spent emailing and negotiating.</li>
<li>Money spent = £1500 which is around USD$3000 on a single site.</li>
<li>Website present income = $0 <img src='http://selfmademinds.com/wp-includes/images/smilies/icon_smile.gif' alt=':)' class='wp-smiley' /> </li>
<li>Website potential income =  Conservatively with some work and after around 3 to 6 months I would say it could generate anywhere from £600-£2000 (USD$1200-$4000) per month.</li>
</ul>
<p><strong>What I was looking for<br />
</strong>Normally I start out with a typical search for &#8220;is for sale&#8221; and other likely terms that I have <a href="http://selfmademinds.com/200705/property-developing-online-part-1/">mentioned before</a> and then I follow certain results and look for inspiration and head off in all sorts of tangents with no specific genre in mind, as I find various sites I then check Google results for their main search phrase and look for sites that are ranking well and ugly/dated etc so basically looking for a site that is:</p>
<ul>
<li>At least 2 years old</li>
<li>Ranking in the top 20 for a semi-competitive term</li>
<li>Unmonetised</li>
<li>Neglected &amp; hasn&#8217;t been updated for a while</li>
<li>Has potential to earn money</li>
<li>Lacking in on-page SEO</li>
</ul>
<p>So when browsing sites and seeing a reference to &#8217;boats&#8217; for example I would then quickly go and check the top 20 listings for &#8216;boats for sale&#8217; in the UK and .com, for products or services that can be applied geographically it is worth checking country TLD results in Google.co.uk</p>
<p>The value of these type of sites IMO will only continue to rise in the coming months, Adsense has done a lot of good and a lot of damage to the way the internet looks and works, it had also meant that the  potential undiscovered gems are harder to find but do you know what? That makes it all the more exciting when you do!<br />

		<title>Valuing a website for a possible purchase</title>

			<content:encoded><![CDATA[<p><img align="left" src="http://selfmademinds.com/wp-content/uploads/valuation.jpg" alt="Valuation" />When discussing website valuations there are a two distinctly different thought processes as far as I am concerned, namely whether you are looking to buy a site or looking to sell a site. For me these have two completely different criteria and today I am continuing the <a href="http://selfmademinds.com/category/property-developing-online/">developing online</a> posts that I have done previously and will explain how I come to a rough valuation in my head when I am looking to purchase a website. It&#8217;s handy to have a rough upper limit when negotiating a price.</p>
<p>Normally I am trying to find &amp; buy a normal information website with some age &amp; traffic, this doesn’t apply to an ecommerce site or forum, an ecommerce site would have sales &amp; profit already whereas ideally if you find a nice information site to buy it preferably has not had Adsense on it at all and there could be bought as a bargain. So on the basis that a nice information site has been found and contact made I would then look to:</p>
<p><strong>Get some stats</strong><br />
Get traffic stats, when I say traffic stats I mean unique visitor numbers for the last 6 months, get an average per day.</p>
<p>So for example 200 visitors per day.</p>
<p><strong>Hobby or Product related</strong><br />
Work out if its product based or just info/hobby, if there would be products related to the topic that pushes up value (i.e. gadgets) if not then if its hobby/non product related (i.e. tattoos) that pushes down value.</p>
<p>Take a simple monetisation method like Adsense and an achievable click through rate like 15%</p>
<p>Take an average cost per click of say $0.10 for non product related and something like $0.25 for product related (again these figures can change upon further research but make a good conservative basis)</p>
<p>So in my example of 200 visitors per day on average:</p>
<p>200 visitors @ 15% CTR = potential 30 clicks per day<br />
30 clicks x $0.10 = $3 per day (non product related) &#8230;or<br />
30 clicks x $0.25 = $7.50 per day (product related)</p>
<p>My goal would usually be to achieve my money back within 12 month (if you can improve the site you should be able to more than half this and in some cases I have had sites pay themselves back in 3 months)</p>
<p><strong>Work out the return</strong><br />
Therefore to find out what the site could be worth you can take<br />
$3 per day x 365 days in a year = $1095 (non product related)&#8230;or<br />
$7.50 per day x 365 = $2737 (product related)</p>
<p><img align="right" src="http://selfmademinds.com/wp-content/uploads/profit.jpg" alt="Profit" />There are then some variables like age, backlink quality, pagerank and potential/other earning opportunities that can add to this but it makes for a nice quick calculation as to a possible base value, you should of course look to get it much cheaper than this if possible.</p>
<p>In saying all of that some sites just don&#8217;t work to the above formula, if you can improve the site and monetise it you could pay for potential income rather than likely income, that takes your own expertise &amp; experience in the subject matter or research to help justify the cost, then again sometimes it simply boils down to what you can afford to offer!</p>
<p>Sellers expectations are often incredibly high, I&#8217;ll quote again one site I enquired about I was told was for sale for $20,000, 3 emails later he accepted $2000 for it. Often it is wise in your opening approach to waterproof the potential seller by getting figures in their head, shouldn&#8217;t be an outright offer but it could be something along the lines of &#8211; <span> </span>I have a budget of low $xxx to mid $xxx and am looking for a new project, I would love to build on what you have already done with {domain} etc etc,</p>
<p>That at least lets them come back with stats for you and possibly a rebuff like &#8220;I wouldn&#8217;t consider selling for less than $x,xxx&#8221;.</p>
<p>I have been buying again recently and found &amp; bought one gem which I bought today for $1500, a 7 year old ecommerce computer store that stopped trading last year &#8211; for $1500 it will come with domains &amp; script &amp; database for the store so that I can put the full site back up and I would then look to disable the cart and get some stats.</p>
<p>There is no right or wrong or exact how to.. when it comes down to buying websites, after all why would anyone sell a website for a multiple of anything? The internet is still very young and I am sure some purchases now will seem like very wise investments in time to come.</p>
<p>It is my opinion that older sites with established rankings and backlinks will rise sharply in value over the new few years as it grows harder to start from scratch without a large budget. It is not the same level playing field it was a few years ago.<br />

			<content:encoded><![CDATA[<p>This is the third in a <a href="http://selfmademinds.com/category/property-developing-online/">series of posts devoted to developing online </a>and this could be the part that makes or breaks your ability to get a deal done. If you asked any offline property developer what the hardest part of their job is I would <em>guess</em> it would be finding the gems being land or property with potential.</p>
<p><img align="right" src="http://selfmademinds.com/wp-content/uploads/12.jpg" alt="12.jpg" />We are lucky in that I could do various types of searched and find 20 websites I would like to own, further nobody gets homeless here so most people have a price and could move on, I have a price, <a href="http://selfmademinds.com/200703/choosing-a-200000-domain-name-by-error-and-fluke/">Al has a price</a>, the person you contact has a price even if they don&#8217;t know what it is yet. Finding good sites is easy, finding good old neglected sites is harder but they have the added benefit that they are often not monetised and therefore can immediately start paying for themselves. The present owner may not be aware of the full earning potential thus avoiding having to pay any income multiple or the like.</p>
<p> </p>
<p>I think in the deals that I have done, or tried to do, the hardest part is quite often making contact, touching base and getting a response, by that I don&#8217;t mean getting ignored after creating my email, I mean once I send it, it often bounces right back at me. Stands to reason I guess, initially looking up the contact page for an email address and trying that can get a bounced email with an error the mailbox if full, full after years of spam filling it up on a site long since forgotten about by it&#8217;s owner.</p>
<p><strong>The bounce back</strong><br />
In my previous example of the webcam site <strong>that is</strong> exactly what happened, fear not I spent an entire weekend on and off searching and sending emails for sites I found that I liked and I wanted this one so it&#8217;s time to think out of the box again!</p>
<p><strong>The next move</strong><br />
The next step after a bounced email is to lookup the <a href="http://www.networksolutions.com/whois/index.jsp" target="_blank">Whois</a> which will usually give you one of 3 results</p>
<ul>
<li>It has the same email address as the contact page</li>
<li>It has privacy protection so that you can&#8217;t get any extra info</li>
<li>It has a different email address to try (not with my luck)</li>
</ul>
<p>In my case with the Webcam site the Whois listed the same email address that I had already tried. So onwards with fire in my belly!</p>
<p><img align="left" src="http://selfmademinds.com/wp-content/uploads/pi.jpg" alt="Investigate" />My next tact was to re read the website where I found reference to someone who used to help update the site, on one page was her name &amp; email address so I sent her an email asking for contact details for the owner. Often the website design company may have knowledge as to the owner that you do not so always worth approaching if you get stuck. In this case the same result, all emails I sent to her were bounced back undelivered.</p>
<p><strong>Google the name</strong><br />
Starting to get a bit annoyed, but also more determined in a funny sort of way. Next method to try is to Google the actual names of both the owner and the web designer, sites like friendsreunited etc can all help here. I found mentions of the web designer and eventually a post of hers on an art forum with a different contact email address, yeah you guessed it the email address was no longer in use.</p>
<p>If the owner has a unique name that really helps when googling it, on another site I remember googling the owners name and finding their own profile page on SETI which led me to them eventually, back with the webcam site I was beginning to think I was spending more time than was justified on this, an unhealthy obsession or just plain stubborn? either way I spent a bit of time chasing leads on googling the names through various site with no success.</p>
<p>There was a phone number for the owner (who lives in Alaska) but I&#8217;m not a great lover of cold calling, I am better at thinking out an email than talking of the top of my head on the phone, plus I like to keep a documented record of every email when buying a site so that I have proof of any agreements, such as continued use of the copyrighted unique content. When buying a law website I had to negotiate use of the articles on the existing domain, the lawyer wanted an extra $500 per article if I wanted to own the copyright to them &#8211; no thank you sir! Just permission for continued use will be fine.</p>
<p>However telephone is still an option but there is always snail mail, it&#8217;s easy to think that&#8217;s more hassle than it&#8217;s worth, preparing, printing and posting a letter to Alaska from Scotland, after all the hoops I had already jumped through it almost seemed like a bridge too far.</p>
<p><strong>The solution?</strong><br />
<img align="left" src="http://selfmademinds.com/wp-content/uploads/eworld.jpg" alt="Send Real Letters Online" />Q. But wait, in the age of the internet surely everything can be done from your seat?<br />
A. Almost unbelievably, yes, you can send letters snail mail from your computer! A quick Google and I find <a href="https://www.pixelletter.de/en/index.html" target="_blank">Pixel Letter</a>, a service that lets you send letters all over the world, cheaply, all you have to do is load some money and type letter and give them the destination address. It <a href="https://www.pixelletter.de/en/preise.html" target="_blank">costs 0.55Euros </a>for one letter</p>
<p>Good Job! I also did a test letter to myself to satisfy my curiosity that it worked, which was actually quite funny because I forget that I tested it and 3 days later I received a letter which when opened said &#8220;Hello Mr Jones, is the domain name still for sale&#8221;, I almost got excited as took me a minute or two to remember that it was me that sent it!</p>
<p><strong>Houston we have contact!</strong><br />
I digress, so I sent the Webcam owner a letter to Alaska! Job done.<br />
A week or so later and I did receive an email reply from the owner to say he received my letter, in this instance when we got down to talking about money I offered $1500 and that was knocked back, in the end for this site it just  was not to be, I can tell you one thing though..it wasn&#8217;t for the lack of trying <img src='http://selfmademinds.com/wp-includes/images/smilies/icon_wink.gif' alt=';)' class='wp-smiley' /> </p>
<p>So in summary the various methods of finding owners for contact from my own trial and error have been</p>
<ul>
<li>Contact page</li>
<li>Whois details</li>
<li>Web Designer</li>
<li>Google company or individual name looking for more recent activity online that may lead you to a more recent email address</li>
<li>Friends Reunited</li>
<li>Search for any businesses that are in the same street or close by the owners contact home address and see if you can email someone that may know them</li>
<li>Telephone</li>
<li>Snail mail which can also be done online</li>
</ul>
<p>I remember hearing about one guy who had to hire a translator to speak to a website owner in another country over the phone to try and buy a site,  going the extra mile will often be the difference between success &amp; failure here as with anything in life.</p>
<p>Phew <img src='http://selfmademinds.com/wp-includes/images/smilies/icon_smile.gif' alt=':)' class='wp-smiley' />  that turned out quite long so I&#8217;ll stop there, next time I&#8217;ll work on the assumption that contact has been made and you have received a reply .. <strong>hip hip hurray!</strong><br />

<p>If the site is listed as &#8216;for sale&#8217; then it is much easier and you can go straight to making contact, however the real gems are often not listed for sale, therefore still working with the example in my previous post of <a href="http://www.aurorawebcam.com/" target="_blank">Aurora Webcam</a> your next step is to prepare an email.</p>
<p>There are a few important points to remember when creating your email, a poorly constructed email may well be deleted faster than the time it took you to create it.</p>
<p><strong>Subject Line:</strong><br />
Make sure your subject line is short and <strong><em>not</em></strong> spammy looking, mentioning the domain name often works for me but not the tld, when I receive emails if the subject line is &#8220;Tattoos By Design&#8221; that catches my attention, if it is &#8220;tattoos-by-design.co.uk&#8221; that looks spammy.</p>
<p><strong>Content:<br />
</strong><img align="right" src="http://selfmademinds.com/wp-content/uploads/write.jpg" alt="Write" />The content of the email has to be short,to the point and personal.<br />
Start with a greeting, then quickly congratulate the owner on the website. The site may be years old, it may look it, it may be an absolute travesty of design and have broken links and be eligible to win awards for the ugliest site of the year award but don&#8217;t be tempted to point that out.</p>
<p>That site may well have taken hours and hours of work and research and be a project that someone worked on treating it as <strong><em>their</em></strong> baby. To make contact from nowhere unannounced and put your foot in it by immediately pointing out its failings could alienate the owner so be cautious, rather than say the site is broken and ugly say that you would love to build on what they have already achieved and modernise it.</p>
<p><strong>Remove Barriers</strong><br />
Working on the assumption that this site was loved and built years ago by an individual who cared for it building it from scratch there is always a chance that they put obstacles up that you need to be prepared for. The owner may well have an email address using the domain that has been used for many many years that they can&#8217;t even contemplate trying to start changing, if you catch the owner in the wrong mood then rather than take the time to explain all this to you they may well just say the site isn&#8217;t for sale.</p>
<p>You can remove that obstacle in your initial email by offering to let the owner use any existing email address for a period of time after the sale.</p>
<p><strong>Example</strong><br />
Firing off emails without due consideration could ruin your chances of bagging a website that could potentially offer you a full time income. Don&#8217;t be sloppy, lookup the whois and read the website to get a name so that you can start on a personal note, an example of the type of email I have used in the past with success is as follows;</p>
<blockquote><p>Subject: &#8216;Domain Name&#8217;<br />
Good morning {Name}, I was browsing your website today, which can I say is a fantastic resource!, and I wondered whether you would consider selling the domain and content.</p>
<p>I really like what you have done and would love the opportunity to build on it further modernising it in the process, I am flexible so if you needed to retain use of any email accounts that would not be a problem. I could offer $500 for the site however if there were any available stats for traffic that could be supplied that could certainly affect the value.</p>
<p>If you could please get back to me either way I would very much appreciate it,</p>
<p>Kind regards</p></blockquote>
<p>It is important to put in a value even if it seems a bit low, you need to establish a starting price for negotiating later (I will also cover valuation later). I wouldn&#8217;t recommend offering a price anywhere near what you are willing to go up to, and sincerely ask for a response either way, the whole object of the post is to initiate contact in a friendly manner, removing obstacles and to get talking and quickly about numbers. Once you get a reply you then have something to work on and the negotiating can begin, you may well get a reply with a ridiculous amount to try and see if you are serious, don&#8217;t let that put you off.</p>
<p>I bought a site earlier this year, in the first email I offered $500, I was offered the website for $20,000 in the reply, 3 emails later we agreed on a price of $2000.</p>
<p>I can&#8217;t stress highly enough how important it is to take the time to read over the website, do a bit of research and compose an email with thought put into it.</p>

			<content:encoded><![CDATA[<p><img align="left" src="http://selfmademinds.com/wp-content/uploads/forsale.jpg" alt="For sale" />Property developing online is comparable with property developing offline in many ways with valuable neglected properties that need work scattered throughout the world that could turn a profit, the main biggest difference being that doing it online means you can find a bargain without having to have a huge budget/mortgage and you can do it from the comfort of your home.</p>
<p>The idea is to seek out a property (website) that is either not monetised or very poorly monetised that could do with some work put into it and then buy to either add to the portfolio or sell for a profit. Older sites often rank naturally for their obvious terms and can sometimes be improved upon greatly and very easily with a little on site SEO. It doesn&#8217;t always take big bucks either, you can start with as little as $100 and turn it into something much more if you can find a good buy.</p>
<p>This is not meant to be a bible or an exact &#8216;how to&#8217;, just my experiences which may give you a better insight if you have not already spent the time trying it for yourself, after all most of us could spend a spare hour per week doing this.</p>
<p><img align="right" src="http://selfmademinds.com/wp-content/uploads/potential.jpg" alt="Potential" />I often take an hour here and there to do more research looking for a new project, it can be fruitless and very laborious at times but when it works it can offer a great sense of satisfaction that can make a days work very rewarding!</p>
<p><strong>The search</strong><br />
There are a few key areas of property developing online with the first and main one being the search for your new project. Sure there are a variety of websites that offer sites for sale such as:</p>
<ul>
<li><a href="http://forums.digitalpoint.com/forumdisplay.php?f=52" target="_blank">Digital Point</a></li>
<li><a href="http://www.sitepoint.com/marketplace/viewcategory.php?categoryid=1" target="_blank">Sitepoint</a></li>
<li><a href="http://www.websitebroker.com/" target="_blank">Website Broker</a></li>
</ul>
<p>There are many more like Ebay and for sale areas in lots of other forums, these are generally not happy hunting grounds, compare these to estate agents or realtors, everything for sale there will be carefully looked at by people as knowledgeable as you if not more so and often with deeper pockets, that means there is rarely a bargain to be had unless you see value in a site that someone else cannot. I have also noticed a decline in quality of the listings with very few being original or attractive.</p>
<p>My preferred route is to seek out new life forms.. to boldly go&#8230; you get the point. Going looking for a site that is not listed can put you in the enviable position of not being involved in an auction and dealing direct one on one trying to barter a deal for a site that has not been raped with adsense/link sales and the like, these gems are hard to find, harder to negotiate and buy but they are out there.</p>
<p><strong>The criteria</strong><br />
When looking for a property to buy I am usually looking for one of the following</p>
<ul>
<li>Neglected site that hasn&#8217;t been updated</li>
<li>A for sale notice on it somewhere in some form</li>
<li>No or very little monetisation</li>
<li>An old site that ranks well for its obvious terms</li>
</ul>
<p><strong><img align="right" src="http://selfmademinds.com/wp-content/uploads/search.jpg" alt="Search" />The technique<br />
</strong>For a start, and remember hundreds of other people do this, there are a few search engines so I get results from Google, Yahoo and MSN as they show different results and each one may help uncover new sites.</p>
<p>When looking it is very easy to think of the obvious terms to look for, the use of  &#8221; &#8221; can be very important as it means you want an exact match to help narrow the search.</p>
<ul>
<li>&#8220;websites for sale&#8221;</li>
<li>&#8220;domain is for sale&#8221;</li>
<li>&#8220;domain is now for sale&#8221;</li>
<li>&#8220;website is now for sale&#8221;</li>
<li>&#8220;website is closed&#8221;</li>
<li>&#8220;site is closed&#8221;</li>
<li>&#8220;sponsor this site&#8221;</li>
</ul>
<p>Those are the obvious one&#8217;s and although the results change they are often fruitless and too obvious to find a gem that someone else has not found before you. If you like working in a specific niche you can expand on that idea using more detailed terms such as;</p>
<ul>
<li>tattoo &#8220;website for sale&#8221;</li>
<li>tattoo &#8220;website is now for sale&#8221;</li>
<li>tattoo &#8220;domain is now for sale&#8221;</li>
<li>tattoo &#8220;for sale&#8221;</li>
<li>tattoo &#8220;site for sale&#8221;</li>
</ul>
<p>Obviously you can replace the word tattoo with your preferred niche or topic, that method had worked for me in the past and can throw up some good sites that may not have already been barraged with emails from like minded developers. Remember local search can give different results from .com so use all varieties.</p>
<p>By far the best sites found in my experience are made by <strong>thinking outside of the box</strong>, the previous search terms focus on someone selling their website that has decided in some way to announce it on the site, they may already have come to an inflated valuation that you cannot afford or justify, what if the site is old or neglected or broken and forgotten about? what if its was built 10 years ago and gets a few hundred or thousand visitors per day and the owner, although would consider selling, has not thought to announce it on the site and just left the site. Those sites are the real gems.</p>
<p>To find them you have to be more creative in your search terms, focusing on neglected websites you could use searches such as</p>
<ul>
<li>&#8220;website no longer updated&#8221;</li>
<li>&#8220;website is no longer updated&#8221;</li>
<li>&#8220;website last updated&#8221; {insert year}</li>
<li>&#8220;website will no longer be updated&#8221;</li>
<li>&#8220;no longer be updated&#8221;</li>
<li>&#8220;we are now closed&#8221;</li>
<li> unfortunately website for sale</li>
</ul>
<p>Perhaps you can think of even more creative search terms? The more inventive you can be thinking outside the box the less results you&#8217;ll likely get but the better gems you may find. With good search terms and patience you could find an old websites built years ago with no sign of adsense or the like and sites that were perhaps built and last updated pre 2000. That doesn&#8217;t mean when you find one it is for sale, but it does mean the owner has long since walked away from the site and it&#8217;s fair game and attractive to approach.</p>
<p>I have an email folder full of failed contacts for sites that I found and approached, the <a href="http://www.bacteriamuseum.org/" target="_blank">Bacteria Museum</a> being a <strong>PR7</strong> was/is a really nice one but alas they really do want someone to sponsor the site rather than sell and I did offer a fair price for that one which was refused.</p>
<p>I know for this blog it is easier to work with real examples which people like so another site that I did find was <a href="http://www.aurorawebcam.com/" target="_blank">Aurora Webcam</a>, it has been <a href="http://web.archive.org/web/20060529191546/http://www.aurorawebcam.com/" target="_blank">redesigned now</a> and looks very good, at the time I found it in January this year it was a PR6 website with lots of backlinks from education sites, NASA and more. On the homepage was a notice &#8220;this website is now closed&#8221; or words to that effect which led me to the homepage, bingo!</p>
<p>Once you find a suitable candidate then comes approaching the owner, if you think the hard work has all but been done think again, making contact can often be quite a task in itself, I&#8217;ll deal with this on Wednesday in Part 2.<br />
